Terms.

Two things live here: the terms for using this website, and the standard terms Matt works under. Both are short on purpose.

Part 1 · This website

Using lind.construction

This website is published by LD Construction, LLC, a Michigan limited liability company based in Hope, Michigan ("LD Construction", "we", "us"). By using the site you agree to these terms. If you don't agree, please don't use the site.

What the site is for

The site describes the services LD Construction offers, shows examples of past work, and gives you ways to get in touch. It is general information, not a quote. Nothing on the site creates a contract. Prices, scope and schedule for any job are set in a written estimate or agreement.

Photos and content

Photographs on this site are of work LD Construction performed or participated in. Project captions describe what the photograph shows. Text, photographs, the LD Construction name and mark, and the design of this site belong to LD Construction, LLC. You may link to the site and share pages. Please don't copy photographs or text for other commercial use without asking.

Accuracy

We try to keep the site accurate and current, but things change: materials, prices, availability, and what Michigan requires. We don't guarantee that every statement is complete or up to date, and we may change the site at any time without notice.

Links to other sites

Links to other websites are provided for convenience. We don't control those sites and aren't responsible for their content.

Estimate form and messages

When you send the estimate form, call, text or email, you agree that we may use the information you provide to respond and to prepare an estimate. See the Privacy & cookies page for details. Sending a message doesn't obligate either of us to anything.

Limitation of liability

The site is provided "as is". To the extent permitted by Michigan law, LD Construction, LLC is not liable for losses that arise from using the site or relying on information on it. This doesn't limit any liability that can't be limited by law, and it doesn't apply to work performed under a written agreement, which is governed by that agreement.

Governing law

These terms are governed by the laws of the State of Michigan. Any dispute about this website will be handled in the state or federal courts located in Michigan.

Part 2 · Work

How LD Construction works

These are the standard terms behind every estimate. Your written estimate or proposal may add to or change them for a particular job; where it does, the written estimate wins.

Estimates

Estimates are intended to deliver a finished project within the budget and schedule that suit you. Estimates are, of course, estimates. Material prices, availability, weather and what's found once work begins can change cost or timing. LD Construction will talk with you about any change before it's billed.

Scope

Work is limited to the items listed in the estimate or bid sheet. Additional work requires your approval, in writing when practical, and may add cost and time.

Materials

Material prices in an estimate are estimates; actual costs may vary. You agree to reimburse material expenses. A material deposit may be required before ordering.

Payment

Payment is due on completion unless the estimate says otherwise. Larger projects may be billed in stages set out in the estimate.

Unforeseen conditions

Hidden damage, rot, mold, asbestos, knob-and-tube wiring and similar conditions can't be seen until work opens things up. If something like that turns up, work may stop until the scope and price are updated with you.

Warranty

Workmanship on labor performed by LD Construction is warranted for 30 days from completion. Materials carry their manufacturers' warranties. The warranty doesn't cover damage from misuse, normal wear, water or weather events, or work by others.

Licensing and insurance

LD Construction works with licensed and insured trades and partners where a project calls for them. Homeowners who want licensing or insurance details for a specific job should ask; you'll be told who holds what before work begins. Homeowners are encouraged to carry their own insurance on their property and assets.
